Sale deed
The registered document that transfers ownership of property from seller to buyer. For resale or ready units, it is the final title document.
Also called: conveyance
A sale deed transfers title. For a ready unit sold directly, it is the main document registered at the sub-registrar's office, with stamp duty paid on it. In apartment projects, the individual buyer's title usually comes through the registered agreement for sale, and the land and common areas are conveyed to the association through a separate conveyance deed.
Practices differ by state. In some states the developer registers an agreement for sale first and a sale deed at possession. Sales and CRM teams should know the documents used in their state and when each is registered.
