An estimate. Cess, surcharges and local rates vary by area and change from time to time. Check the current rate with the sub-registrar before you pay. Mumbai (BMC area): 5% stamp duty + 1% metro cess = 6%. Other municipal corporations such as Pune, Pimpri-Chinchwad, Thane, Navi Mumbai and Nagpur usually work out to 7% (5% duty + 1% LBT/local-body surcharge + 1% metro cess).

Notes
- Women buying residential property get a 1% concession. It applies to purchases in a woman's name (alone or with other women); a man and woman buying jointly pay the full rate.
- The old condition that a woman using the concession could not sell to a man for 15 years was scrapped on 31 May 2023.
- The 1% metro cess has applied in Mumbai, Thane, Navi Mumbai, Pune and Nagpur since 1 April 2022.
- Duty is calculated on the higher of the agreement value and the ready reckoner rate.
- Registration fee is 1% of value, capped at ₹30,000 (so the cap applies above ₹30 lakh).
