Stamp duty
A state tax paid on property documents such as the agreement for sale or sale deed. Rates differ by state, location and sometimes buyer gender.
Stamp duty is levied by each state on instruments that transfer or agree to transfer property. It is calculated on the higher of the agreement value and the government's guidance value for the property.
Rates vary widely. In Maharashtra, for example, purchases within Mumbai municipal limits attract 6% (5% stamp duty plus 1% metro cess), with a 1% concession for women buyers on residential property. Other states have different rates, slabs and concessions, which change from time to time.
Example: an agreement value of ₹70,90,000 in Mumbai attracts stamp duty of ₹4,25,400 at 6%. Show this as a separate line in the cost sheet under charges payable to the government.
