MahaRERA: a guide for builders in Maharashtra
Maharashtra Real Estate Regulatory Authority regulates real-estate projects in Maharashtra. Here is what it means for your projects and your sales team.
The authority
Maharashtra Real Estate Regulatory Authority (MahaRERA). Official website.
What to know
- Projects need RERA registration before any advertising, booking or sale (Section 3); the Act exempts projects where the land is 500 sq m or less, or there are 8 apartments or fewer.
- Since 1 August 2023 every advertisement and promotion of a MahaRERA-registered project must show the project's MahaRERA QR code next to its registration number (Orders 46/2023 and 46A/2023); MahaRERA set penalties of ₹10,000–₹50,000 under Section 63 for non-compliance.
- Registered agents must hold a MahaRERA Certificate of Competency, earned by clearing MahaRERA's agent training exam, and Order 46B/2023 extends the QR-code display rule to agents.
- 70% of money collected from allottees must sit in a separate bank account and be withdrawn only in proportion to construction progress, certified by an engineer, architect and chartered accountant (Section 4(2)(l)(D)).
- Promoters must update the project page on the RERA website every quarter with bookings and construction status (Section 11(1)).
Rules and fees change. Check the authority's website or your legal adviser before you act. Last reviewed 1 October 2026.
