Agreements and documents
Power of attorney (POA)
A legal document letting one person act for another. NRI buyers often give a POA to a relative in India to sign and register documents.
Also called: POA, GPA, SPA
A power of attorney authorises an agent to act on behalf of the principal. A special POA covers specific acts, such as signing and registering the agreement for a named unit. A general POA covers wider powers.
NRI buyers frequently use a POA. A POA executed abroad usually needs to be notarised or attested at an Indian mission and then adjudicated for stamp duty in India within the prescribed time before use. Requirements vary by state, so check with the sub-registrar.
TipRecord the POA holder as a contact on the booking, with their own phone and email, so demand letters and reminders reach both the buyer and the POA holder.
