Occupancy certificate (OC)
Certificate from the local authority that a building is fit to occupy. Possession is normally handed over only after OC is received.
Also called: OC
An occupancy certificate certifies that the building is fit for occupation and complies with approvals, fire safety and other requirements. Utilities such as permanent water and electricity connections often depend on it.
For sales and CRM teams, the OC date triggers a chain of events: the final demand for possession, possession letters, handover, maintenance billing and, under Section 17 of RERA, steps toward conveyance to the association of allottees.
Watch outHanding over possession without OC exposes the developer and the buyer to legal and practical problems. Do not promise possession dates to buyers that assume an OC date you do not control.
