OC and CC
Short for occupancy certificate and commencement (or completion) certificate. Buyers and lenders ask for both at different stages of a project.
OC is the occupancy certificate. CC usually means commencement certificate, the permission to start construction. In some regions CC is used for completion certificate. Buyers ask for CC when they book and for OC when they take possession.
| Document | Issued when | Who asks for it |
|---|---|---|
| Commencement certificate | Before construction starts, often in stages | Buyers, banks at loan sanction |
| Completion certificate | When construction is complete | Buyers of ready flats, GST advisers |
| Occupancy certificate | When the building is fit to occupy | Buyers at possession, banks, utilities |
