RERA carpet area

Carpet area as defined in Section 2(k) of RERA: usable area excluding external walls, shafts, exclusive balcony and terrace, but including internal walls.

RERA carpet area is the statutory definition of carpet area. It excludes the area under external walls, service shafts, exclusive balconies or verandahs and exclusive open terraces. It includes internal partition walls. Exclusive balconies and terraces are disclosed separately.

Older definitions of carpet area sometimes excluded internal walls, so a pre-RERA carpet figure can be smaller than the RERA figure for the same flat. When reusing old brochures or price lists, recompute the area to the RERA definition.

Example: a flat with 620 sq ft of floor between walls and 30 sq ft under internal partitions has a RERA carpet area of 650 sq ft. Its 70 sq ft balcony is shown as a separate line.
