Defect liability period
Under RERA Section 14(3), the promoter must fix structural or workmanship defects reported within five years of possession, within 30 days, free of charge.
Section 14(3) of the RERA Act makes the promoter responsible for structural defects, workmanship, quality or service defects that a buyer reports within five years of handover. The promoter must fix them within 30 days at no charge. If not, the buyer is entitled to compensation.
Post-sales teams should log every defect complaint with a date and the unit number. A timestamped log is the best defence if a dispute reaches the authority.
