Construction-linked plan (CLP)
A payment plan where instalments fall due as construction stages are completed: plinth, each slab, brickwork, finishing and possession.
Also called: CLP, construction linked payment plan
Under a construction-linked plan, the buyer pays a percentage of the agreement value when each construction milestone is reached. It aligns payments with progress and matches how banks disburse home loans for under-construction property.
| Stage | % due | On ₹80,00,000 |
|---|---|---|
| Booking | 10% | 8,00,000 |
| Plinth | 15% | 12,00,000 |
| Each of 10 slabs (4% each) | 40% | 32,00,000 |
| Brickwork and plaster | 15% | 12,00,000 |
| Flooring and finishing | 15% | 12,00,000 |
| Possession | 5% | 4,00,000 |
The plan only works if demand letters go out promptly when a stage is certified. A two-week delay in raising demands across 200 units is a two-week delay in cash flow. LeadOne AI links construction milestones to collections so demands can be raised for every affected unit together.
