Built-up area
Carpet area plus the thickness of the flat's walls and, usually, its balcony. Larger than carpet area, smaller than super built-up area.

Built-up area adds the flat's internal and external walls to the carpet area. Many developers also include exclusive balconies or dry areas. There is no single statutory definition, which is why the same flat can show different built-up figures in different brochures.
Typically built-up area is 10% to 20% more than carpet area. A flat with 650 sq ft of carpet area might show about 750 sq ft built-up. If you quote built-up area at all, say so clearly and show the carpet area next to it.
Built-up area is still useful internally. Architects and contractors use it for construction cost estimates, and some municipal property tax formulas use it.
